Title Insurance

Title insurance protects you and the lender in case something unforeseen happens, covering the loss of ownership interest in your property due to:

  • Undisclosed or unknown heirs
  • Forged deeds, mortgages, wills and other documents
  • Probate issues
  • Deeds and wills by persons of unsound mind
  • Conveyances by undisclosed divorced spouses
  • Deeds by persons falsely representing their marital status

Unlike traditional insurance that protects you against something in the future, title insurance protects you from something in the past. You only pay a premium once, at the time of the closing.

Title Searches and Title Exams

Once you and a seller have agreed on a real estate transaction, Excel Title Services will conduct title searches and title exams.

A title search/exam reviews all public records that affect the property, including prior mortgages, judgments and liens to ensure they were all paid in full, as well as past wills, deeds and trusts to ensure the title has correctly passed to each new owner. The title agent also will look for boundary disputes, fraudulent documents and any issues that can interfere with your purchase. We can even coordinate your title search/exam needs across the United States.

Uniform Commercial Code/Litigation Searches

Excel Title Services performs Uniform Commercial Code (UCC) and litigation searches throughout the United States. It also can e-insure the proper filing of UCC-1 financing statements and UCC-3 amendments.

Foreclosure Judicial Title Reports

Excel Title Services provides preliminary judicial reports and judicial commitments required by mortgage lenders during property foreclosures.

1031 Tax-Deferred Exchanges

Our tax attorneys can coordinate, structure and document your 1031 exchange. We can help you defer the tax that would otherwise be due upon the sale of your property while complying with federal tax law. For information regarding 1031 exchanges and related services, click here.

Closings

Excel Title Service’s closing agents coordinate all aspects of a real estate transaction, including preparing closing documentation, reviewing surveys and disbursing closing funds. Specifically, Excel Title Services will:

  • Confirm proper completion of the title search and ensure the title is in good order.
  • Verify that title insurance has been issued and received.
  • Confirm escrow and loan details.
  • Schedule with all parties.
  • Notify parties of missing documents, insurance or other issues.

Multi-State Transactions

Are you buying property in another state? If so, Excel Title Services can help. Through our national network, our team can effectively coordinate transactions involving sites in multiple counties and states, including:

  • Multi-jurisdictional lien and litigation searches
  • Entity formation and qualifications
  • Procurement of zoning letters
  • National recordings and filing services

Document Recordings

At the conclusion of your real estate transaction, we’ll determine the applicable recording fees and transfer tax. We’ll also ensure all documents are accurate and recorded with the proper local, state and national entities in a timely manner.

Construction Loan Updates and Endorsements

Excel Title Services coordinates title updates, issues endorsements and updates for partial loan advances and construction draws.

Survey Ordering and Coordination

Most lenders and title insurance underwriters require a survey of any property being purchased or mortgaged. Excel Title Services will assist you in locating a land surveyor to fit the needs of your real estate transaction and review the survey for any potential problems. If any issues are discovered, we will notify the real estate broker, lender and the new buyer immediately.

Escrow Services

Excel Title Services is fully equipped to act as the escrow agent on any transaction, including managing earnest money escrow accounts and post-closing escrow accounts. We are fully insured; closings may be insured on request.
