1031 Exchange Services Offered As Part Of Excel Title Services And DBL Law

ExcelExchanges LLC has entered the market as a Qualified Intermediary in Section 1031 tax-deferred exchanges. An affiliate of Excel Title Services and DBL Law, a team of attorneys, real estate and tax professionals have been assembled to assist investors with 1031 exchange transactions.

In a 1031 tax-deferred exchange, a taxpayer sells investment property or property held for use in a trade or business, and a Qualified Intermediary holds sales proceeds to avoid constructive or actual receipt by the seller. The seller then has forty-five days from the closing on the property to identify replacement property and one hundred eighty days from the initial closing to close on the replacement property.

ExcelExchanges provides all services and documents necessary to complete 1031 exchanges. The ExcelExchanges team will also review the settlement statements and offer consultations with their tax attorneys. They will also offer Tax Reporting and Tax Opinion preparation.

Jim Dressman is Managing Partner at DBL Law. He represents for-profit and nonprofit entities and individuals in financial transactions, business mergers, sales and asset acquisitions, real estate acquisitions and simple and complex development projects. He also provides guidance for entity structuring, reorganization, owner and employer buy/sell agreements and management and owner succession. He advises clients with general business and tax matters, estate planning and probate matters.

Attorney and CPA Colleen Fausz practices in the business organization and taxation, estate and succession planning and banking and commercial sections. He is admitted to practice law in both Kentucky and Ohio. Patrick has successfully represented clients in a variety of matters involving public-private partnerships, banking and public financing, infrastructure development and construction, and healthcare and insurance regulation. Patrick also manages Excel Title Services, LLC, a full service title company and wholly owned subsidiary of DBL Law.  Excel Title Services provides a fully array of title related services including title exams, title insurance, escrow and closing services, etc., for both commercial and residential markets.
