Integrated Project Delivery (IPD) is founded on the premise that deep collaboration will result in optimal performance by all. The project players include the owner, architect, engineers, construction manager, and trade contractors.
While the concept of IPD is widely spread, understanding is less common, and actual experience is in its infancy. Selecting the right design and construction players is critical, given the steep learning curve most will face.
Construction managers and trade contractors are selected at the inception of design. Criteria used for selection include the skill level and project specific experiences of individual respondents and their personnel. Those selecting also review billing rates, proposed fees, claims history, and costs for general conditions.
The ability of a prospective team member to collaborate is the most intangible element used in the selection process. Those evaluating must make judgments based on character and personality. A stated willingness to collaborate is essential, as is the hard-to-define team chemistry and personal rapport.
Hard-won experience indicates that those selecting should be wary of grandiose assurances that “we already perform IPD (mostly).” This is rarely the case. Also, be sure that those who are interviewed actually work on the project. Most importantly, do not hesitate to replace a team member who is unwilling to perform to the required level.
